North Myrtle Beach has shifted firmly toward buyers. Inventory is high, homes are taking longer to sell, and buyers have more room to compare properties and negotiate.

The median sold price jumped nearly 22% from May, but that does not mean every North Myrtle Beach property suddenly gained that much value. The monthly number can change sharply depending on the mix of oceanfront condos, luxury homes, investment properties, and other homes that closed. Meanwhile, the number of sales fell 23.3%, and active inventory increased 6.9%.

➡️ The beach may be hot, but the market has cooled a bit
North Myrtle Beach ended June with 1,060 active listings, compared with 132 completed sales during the month. Housing supply rose to 9.22 months, up 16.1% from May and 13.1% from one year earlier. RPR classifies these conditions as a buyer’s market.
Active listings had been on the market for a median of 89 days, while the homes that actually sold had a median market time of 50 days. That gap is a useful reminder: attractive, properly priced properties can still sell, while listings that miss the mark may sit much longer.
Thinking of selling?
Pricing has to match today’s competition—not last year’s expectations or the price of a neighbor’s unsold listing. Condition, photography, insurance costs, HOA finances, rental rules, and overall presentation can all affect how buyers compare your property.
Thinking of buying?
Higher inventory gives you time to compare options and ask tougher questions. Some sellers may be open to price negotiations, repairs, closing-cost assistance, or other reasonable terms—especially when a property has been on the market for a while.
Watching values?
The median estimated property value was $437,940, down 0.7% for the month but up 6.9% over the past year. That estimate is produced by an automated valuation model and is not an appraisal. Individual results can vary greatly between oceanfront condos, Cherry Grove homes, golf communities, second homes, and inland neighborhoods.
August still brings plenty of activity to the area, including summer concerts, recreation programs, sports events, and entertainment throughout the North Strand. The City of North Myrtle Beach and Explore North Myrtle Beach maintain current event calendars for dates and details.
North Myrtle Beach is not one single housing market. Oceanfront condos, primary homes, vacation properties, short-term rentals, townhomes, and golf-area homes each come with different costs, risks, and buyer demand.
