Myrtle Beach is firmly buyer-leaning, with a large selection of homes, longer selling times, and more negotiating room than sellers enjoyed a few years ago.

The median sold price increased 1.3% from May, but the number of sales fell 9.3%. Meanwhile, active inventory jumped 11.2%, pushing the supply of homes up more than 21% in just one month.
In plain terms:
➡️ Buyers have plenty of choices
➡️ Negotiating below asking price is common
➡️ Sellers need accurate pricing and strong presentation
➡️ The market has officially moved past “just put it online and wait for applause”
Myrtle Beach had 3,441 active listings at the end of June—nearly seven times the 525 homes sold during the month. Inventory was also about 20.5% higher than one year earlier.
The market is not equally soft across every property type. The local MLS charts show considerably more supply in the condo and townhome segment than among single-family homes. That means oceanfront buildings, resort condos, inland neighborhoods, manufactured homes, and golf-course communities should be evaluated separately rather than treated as one market.

Homes are still selling, but buyers have alternatives. Pricing against today’s competition—not last year’s expectations—is critical. Condition, photography, insurance costs, HOA fees and rental restrictions can all affect how quickly a property sells.

This is a market where patience may pay. Buyers may find opportunities to negotiate price, repairs, closing costs or other terms, particularly on properties that have been available longer.
Watching values?
The estimated median property value was $325,010, up 3.5% over the previous 12 months. However, the June median sold price was about 8.2% below June 2025. Those two measurements use different methods, but together they suggest a market that is cooling and normalizing—not one where every property is moving in the same direction.
The Myrtle Beach Sports Center hosts the Myrtle Beach Collectors Expo on August 8–9, while the Home Improvement and Outdoor Living Show is scheduled for September 11–13 at the Myrtle Beach Convention Center.
Myrtle Beach is a collection of smaller markets. Oceanfront condos, inland single-family homes, golf communities, townhomes and investment properties can behave very differently.
