Murrells Inlet has shifted firmly toward buyers. Inventory is rising, homes are taking longer to sell, and buyers have more room to compare properties and negotiate.

The median sold price fell nearly 24% from May, but that does not mean every Murrells Inlet property suddenly lost that much value. The monthly figure can change sharply depending on the mix of marsh-front homes, luxury properties, condos, townhomes, manufactured homes, and inland neighborhoods that closed. Meanwhile, completed sales fell 8.8%, and active inventory increased 12.2%.

Murrells Inlet ended June with 166 active listings, compared with 31 completed sales during the month. Housing supply rose to 9.22 months, up 24.6% from May and 16.9% from one year earlier. Current conditions are classified as a buyer’s market.
Active listings had been on the market for a median of 79 days, while the homes that actually sold had a median market time of 72 days. Selling time increased sharply from May, showing that even successful listings generally require more patience than they did earlier in the year.

Pricing has to match today’s competition—not last year’s expectations or the price of a neighbor’s unsold listing. Condition, photography, flood zones, insurance costs, HOA finances, rental rules, water access, and overall presentation can all affect how buyers compare your property.
Thinking of buying?
Higher inventory gives you time to compare options and ask tougher questions. Some sellers may be open to price negotiations, repairs, closing-cost assistance, or other reasonable terms—especially when a property has been on the market for a while.

The median estimated property value was $528,860, up 0.9% for the month and 4.2% over the past year. That estimate is produced by an automated valuation model and is not an appraisal. Individual results can vary greatly between marsh-front homes, creek-access properties, golf communities, condos, manufactured homes, and newer inland neighborhoods.
August keeps Murrells Inlet busy with live music, waterfront dining, boating, fishing, recreation programs, and community activities throughout the South Strand. Local tourism and community event calendars maintain current dates and details.
Murrells Inlet is not one single housing market. Marsh-area homes, water-access properties, condos, primary residences, vacation homes, manufactured homes, townhomes, and golf-area communities each come with different costs, risks, and buyer demand.
