Garden City has shifted toward buyers. Inventory climbed sharply in June, homes took longer to sell, and buyers gained more room to compare properties and negotiate.

The median sold price fell 11.7% from May, but that does not mean every Garden City property lost that much value. The monthly number can change sharply depending on the mix of oceanfront condos, raised beach homes, manufactured homes, luxury properties, and other homes that closed. Meanwhile, completed sales remained unchanged, and active inventory increased 12.7%.

Active listings had been on the market for a median of 81 days, while the homes that actually sold had a median market time of 55 days. That gap is a useful reminder: attractive, properly priced properties can still sell, while listings that miss the mark may sit much longer.
