The City of Georgetown has moved firmly into buyer’s-market territory. Inventory is rising quickly, buyers have more choices, and sellers face increasing competition from other available properties.

The median sold price declined 2.2% from May, while completed sales increased slightly to 31. Active inventory rose 11.2% during the month, and housing supply climbed 26.3%. That combination gives buyers considerably more leverage than they had earlier in the year.

Georgetown ended June with 219 active listings, compared with 31 completed sales during the month. Housing supply reached 9.95 months, more than double the level reported one year earlier. These conditions place Georgetown firmly within buyer’s-market territory.
Active listings had been on the market for a median of 77 days, while properties that sold had a median market time of 46 days. That difference shows that appealing, properly priced homes can still attract buyers, while listings that miss the mark may remain available much longer.

Pricing should reflect today’s available choices—not what a nearby home sold for during a tighter market. Condition, flood exposure, insurance costs, needed repairs, historic-district considerations, photography, and overall presentation can all affect how buyers evaluate a Georgetown property.

Higher inventory gives you more time to compare neighborhoods, property conditions, and total ownership costs. Some sellers may be open to price negotiations, repairs, closing-cost assistance, or other reasonable terms, particularly when a home has been on the market for an extended period.

The median estimated property value was $338,170, down 1.8% for the month and 3% over the past year. That estimate is produced by an automated valuation model and is not an appraisal. Individual results can vary significantly among historic homes, waterfront and river-area properties, newer subdivisions, condos, townhomes, and manufactured homes.
August offers plenty of opportunities to enjoy Georgetown’s historic waterfront, shops, restaurants, museums, recreation programs, and community activities. Local government, tourism, and downtown event calendars provide current dates and details for activities throughout the city and surrounding county.
Georgetown is not one single housing market. Historic-district homes, in-town neighborhoods, waterfront-adjacent properties, newer subdivisions, condos, townhomes, and manufactured homes each come with different costs, risks, and buyer demand.
