Carolina Forest has shifted slightly toward buyers. Prices remain fairly steady, but rising inventory gives shoppers more choices and puts additional pressure on sellers to price correctly.

The median sold price increased 1.4% from May, but closed sales declined 6.5%. At the same time, active inventory jumped 13.4%, and the months’ supply of homes increased nearly 27% in a single month.
In plain terms:

➡️ Sellers still have solid pricing support
➡️ Most homes are selling below asking price
➡️ “Close enough” pricing is becoming an expensive strategy
Carolina Forest ended June with 729 active listings, up from 643 in May. That was the highest inventory level shown during the previous year on the report’s page 15 chart. During the same month, 143 properties sold.
Housing supply reached 6.51 months, which was 34.5% higher than one year earlier. That places the overall market near the dividing line between balanced and buyer-favorable conditions.
The median active listing had been on the market for 70 days, while homes that actually sold had a median of 41 days. That gap suggests that well-positioned properties are still moving, while listings that miss the market may sit considerably longer.

Carolina Forest still supports strong prices, but buyers have more alternatives. Accurate pricing, clean presentation and attention to competing new construction matter. Sellers also need to account for HOA costs, property condition and the buyer’s total monthly payment.

You have more room to compare neighborhoods, builders, HOA structures and property types. Homes sold for about 97.5% of asking price, so negotiation remains common—but especially attractive listings can still move quickly.
Watching values?
The estimated median property value was $375,540, down slightly from June but up 7% over the previous 12 months. The median sold price was 6.25% below June 2025, showing why neighborhood, age, condition and property type matter more than one broad market average.
National Night Out is scheduled for August 4 from 5:30–8:00 p.m. at the Carolina Forest Recreation Center and Library fields, offering a local community and public-safety gathering.
