Surfside Beach remains balanced, but buyers have more breathing room. Inventory rose sharply in June, sales slowed, and sellers faced more competition—even as the median sold price jumped because of the small mix of properties that closed.

The median sold price jumped 45.3% from May, but only 15 properties sold during June. That small number of closings can make the monthly median swing sharply depending on the mix of beach homes, condos, townhomes, and higher-priced properties that happened to sell. Meanwhile, active inventory increased 24.3%, and the number of sales fell 25%.

Surfside Beach ended June with 92 active listings, compared with 15 completed sales during the month. Housing supply rose to 5.11 months, up 31.4% from May but down 28.2% from one year earlier. These numbers place Surfside Beach in balanced-market territory.
Active listings had been on the market for a median of 62 days, while the properties that actually sold had a median market time of 28 days. That gap matters: attractive, properly priced properties can still sell quickly, while listings that miss the mark may sit much longer.
Thinking of selling?
Pricing should reflect today’s competition—not an unusually high monthly median or the asking price of a neighbor’s unsold property. Condition, location, elevation, flood exposure, insurance costs, HOA finances, rental rules, parking, and overall presentation can all affect how buyers compare your home.
Thinking of buying?
More inventory gives you additional time to compare properties and study the full cost of ownership. Some sellers may be open to reasonable discussions about price, repairs, closing-cost assistance, or other terms—especially when a property has been available for a while.
Watching values?
The median estimated property value was $528,190, down 2.3% for the month but up 34% over the past year. That estimate comes from an automated valuation model and is not an appraisal. Individual results can vary greatly between east-of-17 cottages, west-of-17 homes, condos, townhomes, second homes, and rental-oriented properties.
August brings free live music in Memorial Park on Sundays from 4–7 p.m., a free Hula & Fire Dancer Show at the Surfside Beach Fishing Pier on August 10, and children’s arts-and-crafts drop-ins at the pier on August 6 and 13. Dates and details can change, so check the current town event calendar before heading out.
Surfside Beach is not one single housing market. East-of-17 cottages, west-of-17 homes, condos, townhomes, second homes, and rental-oriented properties each come with different costs, risks, and buyer demand.
