Pawleys Island’s market is taking a deep coastal breath. Prices remain strong, inventory has expanded, and buyers now have a little more room to look around before making a move.

• Median sold price: $514,500 
• Homes for sale: 264 
• Housing supply: 5.87 months 
• Typical selling time: 41 days 
• Sold-to-list price: 97% 

The median sold price fell 6% from May, but it remained 2.9% higher than a year earlier. Estimated property values were also up 2.3% year over year. 

In plain terms:
➡️ The market is fairly balanced
➡️ Buyers have more choices
➡️ Sellers should expect some negotiation
➡️ Beach homes, condos, villas, and golf-community properties can behave very differently

Selling? Buyers are paying about 3% below asking price on average. Proper pricing matters more than simply putting up a sign and hoping for island magic.

Buying? Increased inventory may create opportunities to negotiate price, repairs, closing costs, or other contract terms.

Watching values? One sale can move Pawleys Island’s monthly numbers quickly. Look closely at the property type, location, flood considerations, and community—not just the town wide median

• September 25–27: The 51st Annual Atalaya Arts & Crafts Festival returns to historic Atalaya Castle at Huntington Beach State Park.
