Longs is settling into a more balanced market. Sales remain active and prices strengthened in June, but buyers now have more homes to choose from. That means sellers can still succeed, though pricing and presentation carry more weight than they did in a tighter market.
Longs is a balanced market. Inventory is approaching six months, but homes still sold for about 98.5% of their asking price in June.
Prices had a strong month. The median sold price rose to $338,685, which was also about 6.2% higher than one year earlier. Meanwhile, the median active-listing price held almost perfectly steady at $330,000.
Inventory was the bigger story. Longs ended June with 455 active listings, a 15.5% monthly increase. The supply of homes rose to 5.83 months, compared with roughly 4.6 months in May.
In plain terms:
➡️ More homes are available
➡️ Buyers have gained some breathing room
➡️ Prices have not shown a broad retreat
➡️ Well-positioned homes are still selling
The accompanying MLS charts also show that single-family inventory has climbed considerably since early 2023, while the typical time on market remains lower than it was during much of that period. Townhome and condo results continue to move around more sharply because that portion of the Longs market is smaller.
Longs is no longer a “name your price” market. Buyers have more alternatives and are less likely to overlook condition, needed repairs or an ambitious asking price.
Still, the median home sold for 98.5% of list price, so properly priced homes continue to perform. A strong launch, clean presentation and realistic comparison with nearby competition matter.
You have more choices and potentially more negotiating room, especially with listings that have been sitting longer. The median active listing had been on the market for 68 days, compared with 46 days for homes that actually sold.
That gap is useful: homes that are priced and prepared well are moving faster, while others may present opportunities.
RPR’s July median estimated property value was $295,590, up 3.9% over 12 months. That is a computer-generated market estimate—not the same thing as the median sale price or an appraisal.
Longs includes new construction, established subdivisions, manufactured homes, larger parcels and properties along several different travel corridors. Those segments can behave very differently, so neighborhood-level comparisons remain far more useful than a single community-wide number.
