Georgetown County’s market is giving buyers more breathing room. Inventory is growing, homes are selling below asking price on average, and sellers now have more competition for attention.

• Median sold price: $450,000 
• Homes for sale: 674 
• Housing supply: 7.66 months 
• Typical selling time: 45 days 
• Sold-to-list price: 96.7% 

The median sold price dropped 12.2% from the previous month, but estimated property values remained 2.2% higher than a year earlier. In a smaller and highly varied market, the mix of homes sold can make monthly prices bounce around like a boat at the dock. 

In plain terms:
➡️ Buyers have more choices
➡️ Sellers should expect negotiation
➡️ The right price still gets attention
➡️ Pawleys Island, Georgetown, Andrews, condos, land, and rural homes can tell very different stories 

Selling? Buyers are comparing more properties and paying about 3.3% below asking price on average. Strong presentation and realistic pricing matter.

Buying? More inventory may provide room to negotiate price, repairs, closing costs, or other contract terms.

Watching values? Do not let one countywide number tell the whole story. Waterfront property and inland homes rarely move in perfect step.

• August 6–27: Thursday Night Music at The George Hotel runs from 5:30–8:30 p.m. along the Georgetown waterfront.  
• August 28: Music in the Park welcomes The Embers from 6–9 p.m.  
• September 12–13: The Georgetown Art & Wine Walk brings art, food, shops, and wine tasting to the historic Front Street district.  
• September 25–27: The Atalaya Arts and Crafts Festival features more than 100 artisans, food, and entertainment at Huntington Beach State Park.  
• Thursday evenings through September 24: The George Hotel’s waterfront music series continues into fall.
