Conway has tipped toward buyers. Inventory climbed sharply, homes are taking longer to sell, and buyers have more choices across the area.

Sold-to-list price: 98.1%
New listings: 281

The median sold price was almost unchanged from May and exactly even with one year earlier. Meanwhile, completed sales fell 11.1%, and active inventory jumped 20.7%. New listings fell 8.2%, suggesting that homes are building up because buyers are absorbing them more slowly.

Conway ended June with 1,031 active listings, compared with 193 completed sales during the month. Housing supply rose to 6.74 months, up 32.7% from May and 35.6% from one year earlier. That places Conway in buyer-market territory.

Active listings had been on the market for a median of 71 days, while the homes that actually sold had a median market time of 61 days. Properly priced and well-presented homes can still sell, but listings that miss the mark may face longer waits and stronger competition.

Higher inventory gives you more time to compare homes, neighborhoods, commute routes, property conditions, and total monthly costs. Some sellers may be open to price negotiations, repairs, closing-cost assistance, or other reasonable terms—especially when a home has been available for a while.

Individual results can vary greatly among historic homes, newer subdivisions, townhomes, manufactured homes, acreage properties, and homes near the river or flood zones.
